200 Market Place
The 19-story 200 Market Place building is among the first privately owned buildings in the country to achieve LEED for Existing Buildings (EB) Certification. Originally built in 1973 for Prudential Insurance Company, the Russell Development Company purchased the building in 1988. The owner, a long-time proponent of environmental responsibility, has implemented a variety of sustainable projects over the years. The LEED-EB path was chosen in order to quantify and qualify the facility’s green building efforts. The property contains nearly 400,000 square feet of office and retail space and is managed by Cushman & Wakefield of Oregon.One of the most important objectives that the 200 Market project fulfilled was the water fixture retrofits. In addition, a thorough solid waste audit that included a “dumpster dive” was conducted to document the building’s waste stream. They also installed the first gas-fired micro-turbine generator.

221 Molalla
221 Molalla is a mixed-use retail and office complex located in an area of Oregon City in the midst of revitalization.  Originally built in 1980 as a lumber yard, the building's project team has converted its warehouse into a two-story office space.  The lumber yard itself is now an inviting outdoor space graced by art crated from the materials salvaged from the building, and an attractive native and drought tolerant landscaped area which also serves as a bioswale for storm water runoff.

937 Condominiums
Located in Portland's Pearl District, this new 220,000 SF mixed-use, 16-story tower occupies the half-block site at Glisan Street between Northwest Ninth Avenue and 10th Avenue, replacing an existing commercial retail building.  Retail space occupies the ground floor, with two levels of parking below and 114 condominium units above. 937 Condominiums earned LEED Platinum certification in 2010, achieving all points attempted.

Built in 1888 and one of the oldest structures in Portland, the building was a former stable and carriage house in the heart of the city’s industrial district.  The 5000 SF facility houses all of the chapter’s administrative offices, community gathering areas, and an expanded gallery space.  As part of the overall sustainability goals, a major focus was to minimize the carbon footprint of the building and meet the 50% energy use reduction called for in the AIA’s 2030 Challenge.  Combining the goals of reducing carbon emissions, and avoiding exotic, high priced technology, the AIA Center for Architecture is utilizing off-the-shelf split system technology and natural ventilation. This innovative combination is designed specifically to operate in the northwest climate, using passive systems that take advantage of the temperate air qualities in order to minimize building energy consumption.

Alexan South Waterfront Apartments
Located on the streetcar line in Portland's South Waterfront District, this 22-story building will have 314 apartments and three levels of structured parking.  The project will feature a 28,000 SF eco-roof, live/work units that face a planned park and active street level retail within a vibrant pedestrian realm.  A brick tower at the NW corner and a window-wall exterior provides river views to building occupants.

Autodesk
Located in the heart of San Francisco’s financial district in a historic landmark building, this new Autodesk facility was implemented utilizing what many might call the future of the design and construction industry. Integrated Project Delivery or IPD is essentially a three way partnership with a shared common goal of a successful project. Autodesk has created a Corporate Sustainability Report that describes their approach to improving the environmental performance of business operations, and helping millions of customers improve the environmental performance of their products through sustainable building practices, helped the San Francisco office achieve LEED Platinum certification.

Balfour-Guthrie Building
This two-story 19,470 square foot office building built in 1913 in the 20th Century American Renaissance style is reinforced, poured-in-place concrete. This project helped to bring new life to the building and it was officially listed in the National Register of Historic Places on August 1, 2002. The space includes an open atrium, relites, and transparent guardrails to provide views from all spaces within the building. The lack of private offices and open work areas encourage interaction among occupants and opportunities for collaboration.

BPA Ampere Annex
The Ampere Annex project is a renovation of an exisiting 60-year-old standard warehouse building located within the Ross Complex. Today, the building functions as an office building and as an electronics-recycling center for asset management. It is located within the fully developed Bonneville Power Administration Ross campus in Vancouver, Washington.

Calgary Courts
The Calgary Courts Centre will encompass approximately one million square feet of space including two atrium-linked towers. The project is approximately 305,000 SF with a 24-floor north tower and a 20-floor south tower, as well as an underground public parkade. The building is designed to last at least 100 years. Project will incorporate green building and high performance design strategies including rainwater harvesting for irrigation, high-performance glazing, high efficiency HVAC systems, and environmentally preferable materials. Project is seeking LEED Silver certification though Canada's Green Building Council.

Chipotle Mexican Grill
Chipotle engaged Green Building Services to support their sustainable design and LEED certification goals. GBS has served as the sustainability consultant and LEED project manager on two restaurant projects, one in Gurnee, Illinois and one in Minnetonka, Minnesota, pursuing certification under LEED for Retail-NC and LEED for Retail-CI respectively. Both projects have been completed and are awaiting certification under the LEED for Retail pilot program. Some project highlights include high performance LED lighting systems, an on-site wind turbine, rainwater harvesting, environmentally preferable materials selection, high efficiency HVAC, and exceptional occupant comfort.

Clackamas High School
This new 265,000 SF high school building incorporates numerous integrated green building strategies including natural ventilation, extensive use of daylight with dimming controls for electric lighting, high-performance glazing and down-sized air conditioning chillers. The project team used a performance based compensation contract to assist in funding sustainable design solutions and to create an incentive for optimizing energy performance.

Clark County Public Service Center
Clark County Public Service Center is a six-story building that accommodates office space and support services for county staff and transaction spaces for the general public. The building consolidates office space for approximately 500 county employees in various departments as well as council hearing rooms for Clark County Washington.

Clean Water Services Headquarters
The new 41,000 square foot Clean Water Services headquarter building serves as a manifestation of the company's mission to protect the environment and a model for public education about sustainability.  The project is located adjacent to the Jackson Bottom Wetlands Preserve in Hillsboro, OR, on a former dumpsite. The design of the new building draws inspiration from the existing on-site water treatment lab; it features wood framing with exposed, glue-laminated wood beams and columns, and exposed tongue-and-groove wood decking for the roof and floor.  The project achieved a LEED-NC Gold rating in 2005.  

 

Coconut Creek LEED Core and Shell Precertified

Coconut Creek
Coconut Creek embodies the idea of a sustainable mix-use development.  By partnering with Green Building Services (GBS) this project added numerous resource saving and environmentally sustainable features into its buildings. These include the use of materials with recycled content, such as concrete with fly ash (a by-product of coal power production), the use of water efficient fixtures and landscaping throughout the developments.  The site master plan also incorporates engaging open spaces which further enhance the pedestrian friendly design

Coldwater Creek sought to incorporate green aspects into all new stores while identifying those stores which would be best suited for LEED certification. To meet these goals, GBS facilitated a charrette with members of Coldwater Creek’s design and construction teams in order to develop both a LEED and a green prototype for their stores. Subsequent consulting on a specific project moved these efforts through certification and helped to train internal Coldwater Creek resources to manage LEED certification. Part of this process also involved moving all Coldwater Creek projects into the newly developed LEED for Retail-Commercial Interiors LEED Rating System. GBS served as the commissioning agent on 19 Coldwater Creek stores seeking LEED certification. 

 

Congregation Neveh Shalom Exterior Rendering Persuing LEED-NC Certification

Congregation Neveh Shalom
Congregation Neveh Shalom is an existing religious institution that expanded its footprint by 8,945 square feet with a total addition of 13,745 square feet.  The expansion houses 6,510 square foot of additional Chapel and mechanical space near the Sanctuary and adds 7,235 square feet of administrative and assembly space to the existing Classroom wing.  The existing office space accommodates the existing Day Care, Hebrew School, Adult Education courses in association with the Religious School, weekly and holiday services, and events such as Bar/Bat Mitzvahs, weddings, and memorials.

Corvallis High School
The new Corvallis High School is a full-replacement facility for the Corvallis community�s seventy year old high school structure. It is to be built on the existing school's 31-acre in-town site, while the current high school remains in operation. Included is the new 220,000 SF school building serving 1600 students, three remodeled professional/technical lab buildings, track/football/soccer stadium with bleachers and concessions, bicycle and bus waiting structures, parking areas, a softball field and athletics support buildings. Mature trees and the community's restored Dixon Creek that bisects the school site are dominant site features.

Dowling Office
The Dowling Company office is the first LEED certified project on Maui. This project represents the Dowling Company's committment to environmentally responsible design and construction. The project earned exemplary performance credits for its' water-use reduction strategies, green power, and green housekeeping policy. 


Dunedin Community Center, LEED Silver

Dunedin Community Center
Located in Highlander Park, the 45,000 SF Dunedin Community center provides nearly an acre of interior space for education, entertainment, exercise, and training.  The center has both an indoor and an outdoor theater stage, a banquet hall that can seat 300 people, a mirrored dance studio, a fully-equipped fitness center, classrooms, office space, a recording studio and home to a branch library. Before and during design, the building’s mechanical and electrical systems were evaluated and the construction materials were carefully chosen to make the center energy efficient and environmentally responsible.  This project was awarded LEED Silver certification from the US Green Building Council in 2007.

Eliot Tower
Eliot Tower is a 352,800 SF high rise building in downtown Portland, OR. Eliot Tower utilizes a prime parcel of land that was previously not fulfilling its full potential. Before redevelopment, a single story grocery store and parking lot stood on the site; the project involved the cleanup of existing asbestos and the transformation of the site into 252 dwelling units and 30,000 square feet of retail space.  The site is adjacent to many of the amenities typically associated with an urban lifestyle, such as museums and performing arts centers while its proximity to open space provides a good balance to the area. A streetscape that is tailored to pedestrians and access to extensive bikeways, light rail, and Portland’s streetcar allow residents to stay connected to the neighborhood and city without driving.

Florida Atlantic University, College of Engineering
The 90,000 sf new facility on the FAU Boca Raton campus is being designed in partnership with GBS consulting to realize an estimated potable water savings of greater than 40% and an overall energy savings of over 30%. The building will incorporate on site photovoltaic and wind energy systems. These high-performance features will simultaneously serve as an ongoing hands-on learning lab for the faculty and students for years to come. 

 

Green Bank Houston, TX Achieves LEED Gold Certification from the US Green Building Council

Located in Houston Texas, the new Green Bank headquarters is a reflection of the company’scommitment to integrating environmental, economical, and social responsibility in its products,property, operations and people. Green Bank is instituting policies that preserve resources and create less waste and they reward customers with similar practices. Green building strategies include purchase of 100% green power, over 30 percent water savings, zero use of potable water for irrigation, and more than 85 percent of construction waste was diverted or recycled.

Hillsdale Library
The new library in Portland, OR marks the first Multnomah County facility to attain the U.S. Green Building Council's LEED certification, earning Gold in 2004. With sustainable development becoming the standard for public buildings, this new library offers an environmentally responsible symbol for the community. Encircling the entire reading space are high, continuous clerestory windows. Four large skylights that illuminate the central reading area also provide a tremendous amount of natural lighting to building occupants.

HSU, Behavioral and Social Sciences Building
The 84,000 SF Behavioral & Social Sciences Building at Humboldt State University was opened for classes fall of 2008  The building has numerous green features including, bicycle parking, low-flow plumbing fixtures, highly reflective perivous surface materials and low-emitting and reionally harvested materials.  The Behavioral & Social Sciences Building is home to ten departments and includes lecture rooms, laboratories, faculty offices, and the CSU Center for American Indian Studies. 

 

Jackson Rancheria Public Safety Building Pursuing LEED Gold from the US Green Building Council

Jackson Rancheria Public Safety Building
The new 33,500 square foot two-story Public Safety Building was designed to serve as a civic essential services building that meets the needs of the Police, Fire, and IT  Departments of Jackson Rancheria. The building’s infrastructure and systems are designed to ensure uninterrupted service 24 hours per day, seven days per week. The design intent was to create a functional building that reinforces the progressive thinking of the Jackson Rancheria Band of Miwuk Indians while paying respect to their cultural heritage, history, and the natural environment.

Jean Vollum Natural Capital Center
The 79,000 square-foot building is a mix of office, retail and restaurant space. The historic renovation cost was $12.4 million. Extensive green building measures attracted a wide mix of ecologically-minded businesses and organizations as tenants. The first LEED Gold-rated historic building in the nation, this 1895 warehouse was situated in a revitalizing urban district. Ecotrust engaged Green Building Services to assist with building performance measures and the LEED certification process.

Kennedy Associates Real Estate Counsel, LP
Kennedy, a leader in Responsible Property Investing (RPI) considers environmental and social ramifications, as well as fiduciary responsibilities, in managing real estate investments. The LEED-EB OM Volume Certification effort is a key component of the RPI initiative. Kennedy and GBS worked together to develop a quality control plan and the tools necessary to assist their Asset Management Team in certifying their office portfolio using USGBC’s Volume Certification process. Sustainable features in the properties include: high performance glazing, and lighting, low-flow fixtures, photovoltaics, vegetative roofs, native landscaping and operable windows.

Klahowya Condominiums
This new mixed-use development is comprised of a 3-story lodge structure and a cluster of attached townhouses surrounding a courtyard to the south of the main lodge. The lodge contains a lower level of parking accessed from Meldrum Street and the courtyard, a recessed arcade along the north that provides access to retail shops on the ground level, and 16 residential condominium units above. At the corner of Old Loop Highway and Meldrum Street the building is set back to allow for a public plaza. The plaza preserves an existing towering Douglas fir tree at the corner. Facing this plaza is a smaller building containing retail on the ground floor, and a small restaurant and bar on the upper floors.

Lewis & Clark College, Howard Hall
Located on the North Campus of Lewis and Clark College, Howard Hall will consolidate the many disciplines of the College's Social Sciences Division, while providing expanded campus wide classroom space. Howard Hall anchors the development of the academic quad in accordance with the master plan seeking to capitalize on the topography, views and history of the College. The exterior brick-clad, gabled roofed forms of the building will be compatible with the historic features of the Campus.

Liberty Centre
Liberty Centre is a 17-story office building, housing a variety of tenants. Located in the heart of Portland’s Lloyd District, the building site is easily accessible by public transit, including a light rail stop just outside its doors. By providing educational information to tenants regarding the environmental features of the building, such as the inclusion of recycling containers throughout the space, Liberty Centre aims to encourage its’ tenants to make sustainable business choices.  The Liberty Centre was recognized for its superior energy efficiency, receiving top awards in the 2007 BOMA Portland Office Energy Showdown, and was recently awarded LEED Silver certification from the US Green Building Council.

Linus Pauling Middle School
Linus Pauling Middle School is a new 127,300 SF building. The building replaces a middle school built in 1957. The new school will accommodate 750 students. The classrooms have been clustered into houses for smaller student groupings with the library/media center centrally located. The school will be used as a community meeting space, and is adjacent to the Boys and Girls Club and the Osborn Aquatic Center. The classrooms will have natural light and operable windows, and the building has been designed to exceed the local energy code.

Lynn Financial Center
Lynn Financial Center will offer 123,882 square feet of Class “A” office space in two innovative three-story structures. The buildings are free of interior columns and designed to support open office architecture with extensive use of natural light and materials. The buildings are the city’s first commercial office project to be pre-certified LEED Gold by the U.S. Green Building Council (USGBC). Emphasis was placed on incorporating environmentally sustainable construction procedures, design elements and materials.  State-of-the-art energy-efficient mechanical systems and lighting technology were integrated into the design of the building.

Martha Riley Community Library
The new two-story, 31,000 SF library opened in Roseville, CA in November 2007. In addition to a public library, this project will house a utility education center, meeting rooms and a public access television studio. With an emphasis on the environment and technology, the library will feature displays, such as the inner workings of the elevator and heating and cooling systems. Following environmentally responsible guidelines, this project will conserve water, energy and reduce waste sent to the landfill. This project is currently registered with the US Green Building Council and could be the first LEED certified project in the city of Roseville.

Mint Dental
Mint Dental Works breaks the mold for the industry as the premier dental practice to receive LEED certification and achieve a platinum rating for a commercial interiors project. The first platinum-certified LEED-CI project in Oregon, Mint Dental Works is one of only 10 commercial interiors projects in the country to receive this prestigious ranking. As a small 2,600-square foot tenant improvement project, the office demonstrates that with the right guidance and creativity anyone can create outstanding environmentally responsible design, taking sustainable commercial spaces beyond the realm of large-scale projects and building owners.  The new office will serve to educate the dental industry on environmental standards and, ultimately, help transform the way this industry approaches construction, renovation and internal practices.

Mississippi Avenue Lofts
Located on North Mississippi and replacing an old cinder-block warehouse, this 51,764 SF mixed-use in-fill project features 32 residential lofts (one and two bedroom floor-plans), secure parking and locally owned retail.  This project will occupy a site just north of the neighborhood's commercial district.  The project is registered under LEED for New Construction and is targeting Gold certification.

Nau Boulder Store
This 2,000 SF retail store was designed with the intent to minimize it's impact on the environment.  The project used low-emitting materials, sealants and paints to provide cleaner indoor air for customers and employees.  CO2 sensors and natural ventilation strategies were also used to enhance indoor air. Green power was purchased and low-flow fixtures reduced water consumption by over 20 percent. The project achieved additional LEED points in innovation & design for using over 40 percent of recycled-content materials in its construction and for its educational outreach program.

Oregon Convention Center
The Oregon Convention Center (OCC) is the largest convention center in the Pacific Northwest, encompassing nearly one million square feet on an 18-acre campus.  The 350,000 square foot expansion was registered under the LEED for Existing Buildings (LEED-EB) pilot program and achieved certification in November 2004.  The OCC established a Green Team to track the facility's performance on recycling; energy consumption and water usage and help the facility achieve LEED-EB goals. OCC established a set of standards that allow the facility to operate at maximum efficiency. These include guidelines on managing green housekeeping, cleaning products, lighting fixtures, disposable products, and a continuous commissioning process to document building performance.  The center has been upgrading fixtures and equipment in pursuit of LEED certification for the entire million square foot facility.

Oregon State University, Kelley Engineering Center
The new Kelley Engineering Center houses the departments of Computer Science and Electrical and Computer Engineering and is the focal point for student research, instruction and interdisciplinary research initiatives for new technologies. The four-story building contains two 60+ seat classrooms, administrative offices for two departments, computer labs, faculty offices, research labs, graduate offices and support spaces.  Featuring sustainable "green" design elements and achieving LEED-NC Gold certification in 2005, the new building includes wireless classrooms, flexible learning laboratories, office clusters, and common areas that encourage communication including, "plug-and-learn" alcoves built into spaces often underutilized in traditional building designs and a centrally located E-cafe, where faculty, staff, students, and industry partners can gather to share ideas.

Providence Newberg Medical Center
This new hospital is approximately 183,000 square feet, and is developed as three distinct elements: an administrative wing with a conference center, a medical office building, and the main clinical wing containing an outpatient department, 40 inpatient beds and support services. The health resource library, community education, dining, conference facilities, and medical offices are located in close proximity to the entrance, while surgery, inpatient units, and other clinical functions are positioned in more private portions of the building. At the center of the complex is an east-facing "healing" garden adjacent to the two-story dining room. Punahou K-1 School
Punahou K-1 School consist of new classroom wings as well the renovation of the historic Wilcox Hall, which will house creative arts classrooms and administration. The school is envisioned to exemplify Punahou School’s sustainability goals and be an example to the students, staff and community. An early eco-charrette was facilitated by GBS. Sustainable goals and strategies were identified that have guided the design process. GBS provided energy analysis and daylight modeling, and was able to inform early design decisions. The project will include a photovoltaic system, rainwater harvesting cisterns, use of daylight augmented with efficient lighting, low-flow plumbing fixtures, durable and low-VOC materials, natural ventilation supplemented by an efficient HVAC system.

The success of these events have resulted in an tangible shift in regency’s internal policies and procedures and have positioned the company on moving towards an improved, sustainable and more profitable business model.

Rocky Mountain Hardware (RMH) is a new 61,449 square foot office and manufacturing headquarters that produces a complete line of handmade, solid bronze, architectural hardware using sand-cast and lost-wax processes. The RMH mission is to provide a diverse and appealing product that will endure for generations.  They combine state of the art components with precise machining to achieve consistent and long term operation.

Rosa Park Elementary
This new 71,000 square foot building will accommodate over 550 students and will service the newly redeveloped New Columbia area. The school consists of a two-story classroom wing, with a single-story shared space, that will also be jointly used by the Boys and Girls Club. All of the teaching spaces, in addition to the media center and Commons room, have natural light and operable windows. Material selection was carefully considered with emphasis based on low-emitting materials, recycled content, regional materials as well as durability and ease of maintenance. The school promotes alternative transportation with a carpool program, and will include the use of green cleaning products, integrated pest management practices and a comprehensive recycling program. An on-site photo-voltaic demonstration system will also be integrated into the curriculum, along with a signage program promoting sustainability using the project as an example.

Royal Caribbean: Direct West Call Center
Located in Springfield, OR, this 159,000 square foot building houses over 1000 employees. The unique barrel vault design allows ample daylight deep into the large open office areas through a continuous skylight running the length of the vault and glazing at both ends. The building has an energy efficient underfloor air distribution system that allows occupants to control air flow at their work areas and provide superior indoor air quality. Much of the 24 acre site was undisturbed or replanted with native and adaptive vegetation and an existing Hazelnut tree grove has been preserved.  This project was awarded LEED-NC Gold certification in March 2006.

San Francisco Federal Office Building
This groundbreaking new 18-story, 607,000 SF federal office building in San Francisco incorporates many advanced green building strategies including natural ventilation, underfloor air distribution, and exterior shading to provide occupants with optimal comfort and control. The building was designed using advanced modeling tools such as computational fluid dynamics and bulk airflow analysis, providing the design team with detailed information used in the design of the building envelope and structure. The building cafeteria and childcare facility occupies a separate low-rise structure at the corner of the site with a 35,000 square foot plaza along 7th and Mission.

Shanghai Energy Resource Center
This project involves the design and development of a model energy center for the City of Shanghai, China in order to promote the development of a full-scale energy center on the site of the 2010 World Exposition.  With financial support from the US Department of Energy and the Oregon Department of Energy, Green Building Services is working with the Shanghai Energy Conservation Supervision Center (SECSC) to create a model energy center in their existing facility in downtown Shanghai.  Project includes the redevelopment of three floors within an existing high-rise building.  SECSC�s offices will occupy the sixth floor while the eighth and ninth floors will be an energy education center dedicated to building professionals, researchers and the general public.  The project will also serve as a showcase for green products, materials and technologies.  The model center will demonstrate the opportunity for sponsors to assist with the development of a 15,000-25,000 square foot energy center on the site of the 2010 World Exposition in Shanghai.

Located in Portland’s business district, the 217,000 sq ft, Class A home office building was originally built in 1963 and is the first existing building in Oregon to achieve certification under the new LEED® for Existing Buildings: Operations and Maintenance Program.  The project team implemented a number of green design features and operational best practices that positively impact the property itself and the broader community. Strategies include: Plumbing retrofits with an estimated savings of 2.5 million gallons of potable water annually, secure parking for 75 bikes, green cleaning and recycling programs to improve indoor environmental quality and divert waste from the landfills, and the implementation of  a new “Green Lease” that asks tenants to partner with The Standard towards the building’s green efforts.

Stoller Vineyards and Winery
Stoller Vineyards Winery is a 373-acre world-class vineyard producing estate-grown Pinot Noir and Chardonnay wine. The parcel of land was purchased by the Stoller family in the 1940s and until 1993 was used to raise turkeys and cereal grain. The Stoller's have turned the acreage into a vinyard and  a state-of-the-art winery that is the first to be LEED Gold certified in the nation.  Over half of the electrical needs for the facility are being generated from solar panels. Most of the facility was built with recycled construction materials. Rainwater runoff from the winery is collected in a pond. A gravity-flow design provides significant energy savings in production and lessens the impact on the grapes during the winemaking process. Wastewater is reused to irrigate a nearby pasture, and process solids (skins, stems and seeds) are used by a local organic dairy to fertilize its pastures. Cellars are cooled with nighttime air pulled through a thermal mass into the space by a fan at the winery's lowest point.

Subway
As Subway’s first LEED restaurant, this new Eco-Store in Kissimmee, Florida represents Subway’s commitment to greening the construction of their stores. The new restaurant incorporates solar light tubes, daylight and occupancy light control sensors, low flow plumbing fixtures, high efficiency exhaust hood, efficient lighting, and a high efficiency Mechanical ventilation system. Recycled products and furnishings were used extensively in the restaurant’s construction and recycling is emphasized in customer areas. Subway has taken on a number of packaging initiatives, including using paper napkins made from 100-percent recycled materials, saving an estimated 147,000 trees annually. The Florida store achieved LEED-CI Silver certification in 2008.

The Burnside Rocket
The Burnside Rocket is a new mixed-use building located at the corner of East Burnside and NE 11th Avenue in Portland, Oregon . The site is a 3,800sf former vacant lot and includes 16,500sf of indoor area on four floors, plus outdoor terraces at each level. Construction was completed in April 2007, and the building is fully leased. The project is LEED Platinum certified. The Burnside Rocket is designed to use just 50% of the energy of a typical commercial building. An innovative Geo-Exchange system uses water from an on-site well to heat or cool air that is distributed through voids in the concrete floor slabs. Additional features include: roof gardens, operable windows, excellent air quality, and daylight spaces. An "edible roof" garden supplies fresh produce for the top floor restaurant, the Rocket.

This new 96,000 square foot building accommodates over 600 6th-8th grade students in The Dalles School District. This project has an estimated energy savings of 51% compared to ASHRAE 90.1-1999. Green building strategies include site rehabilitation work with dewatering wells, well water used for heating, cooling and irrigation. The project also incorporated efficient lighting strategies that include light shelves, light tubes, sunshades, diffused skylights and T-5 lamps with controls.

Built in 1891, the Oregon National Guard Armory building is one of the Northwest?s most significant 19th century buildings, and is listed on the National Register of Historic Places.  The 55,000 SF building reopened on October 1, 2006 as the permanent home for Portland Center Stage with a 600-seat main stage and a 200-seat studio theater.  In addition to the performance venues and rehearsal hall, a community space will accommodate meetings, conferences and civic events. The Gerding Theater is the first building on the National Register of Historic Places and the first building in Oregon to achieve Platinum LEED certification.

Pedestrian-friendly nature trails connect the new building to nearby residential neighbor­hoods, retail and entertainment activities, natural areas, lakes, parks, and schools. University of Hawaii Performing Arts Facility will house the college of Performing Arts and is an addition to the historic Kennedy Theater. The building will be approximately 84,000 square feet and will house rehearsal and performance spaces, support studios, shops faculty offices and storage spaces. There will be 5 stories of above ground parking and the three stories of performance space. The top three floors are centered around an open air courtyard that will be used at performance and gallery areas. The project will include sun shading devices, use of daylighting, high efficiency mechanical equipment, native and adaptive plantings, low-water use plumbing fixtures, rainwater harvesting cisterns and many spaces will not have mechanical cooling. GBS’ work on the energy analysis was able to inform early design decisions.

The Vernier Software & Technology building is an owner occupied, stand-alone 30,000 square foot single-story commercial office and manufacturing facility.  Originally built in 1960 and purchased in February 2000, the building has been transformed into a more sustainable and healthy work environment.   Vernier Software & Technology has made a commitment to become a leader in energy conservation and environmental consciousness.  In addition, sustainable policies have been implemented that include: reduced vehicle use, enhanced recycling, paper purchases, cleaning supply purchases, integrated pest management and lamp purchases.

The new 15,000 square-foot building has two stories of office space over a ground-floor retail showroom for the Neil Kelly Company. The 2,700 square foot branch office in Portland's Pearl District is located at the street level of a mixed-use project within Portland's urban renewal zone. Wells Fargo broke out of typical store standards to create a more sustainable tenant improvement project. Finish materials included cork/rubber flooring, bamboo panels, recycled paper countertop surfaces, FSC-certified wood and low-emitting adhesives, sealants and paints. Tremendous water savings and a reduction in lighting power are also highlights of the project.

White Stag Block
Comprised of the White Stag Building (1907), the Skidmore Block (1889) and the Bickel Block (1883), the 143,ooo sqft building contains a mix of 60% higher education (University of Oregon) and 40% tenant office space.  Inside there are numerous classrooms, studios, offices, and meeting spaces, connected with wide-open public spaces and natural light. The renovation of these un-reinforced masonry buildings included all new mechanical, electrical and plumbing systems.  The exterior walls remain un-insulated, while the roof is insulated from above. Rainwater harvesting will allow gray-water to be used for toilets and urinals, reducing water usage by 86%. Photovoltaics will also be installed on the roof.
