200 Market Place
The 19-story 200 Market Place building is among the first privately owned buildings in the country to achieve LEED for Existing Buildings (EB) Certification. Originally built in 1973 for Prudential Insurance Company, the Russell Development Company purchased the building in 1988. The owner, a long-time proponent of environmental responsibility, has implemented a variety of sustainable projects over the years. The LEED-EB path was chosen in order to quantify and qualify the facility’s green building efforts. The property contains nearly 400,000 square feet of office and retail space and is managed by Cushman & Wakefield of Oregon.One of the most important objectives that the 200 Market project fulfilled was the water fixture retrofits. In addition, a thorough solid waste audit that included a “dumpster dive” was conducted to document the building’s waste stream. They also installed the first gas-fired micro-turbine generator.

Autodesk
Located in the heart of San Francisco’s financial district in a historic landmark building, this new Autodesk facility was implemented utilizing what many might call the future of the design and construction industry. Integrated Project Delivery or IPD is essentially a three way partnership with a shared common goal of a successful project. Autodesk has created a Corporate Sustainability Report that describes their approach to improving the environmental performance of business operations, and helping millions of customers improve the environmental performance of their products through sustainable building practices, helped the San Francisco office achieve LEED Platinum certification.

Balfour-Guthrie Building
This two-story 19,470 square foot office building built in 1913 in the 20th Century American Renaissance style is reinforced, poured-in-place concrete. This project helped to bring new life to the building and it was officially listed in the National Register of Historic Places on August 1, 2002. The space includes an open atrium, relites, and transparent guardrails to provide views from all spaces within the building. The lack of private offices and open work areas encourage interaction among occupants and opportunities for collaboration.

Calgary Courts
The Calgary Courts Centre will encompass approximately one million square feet of space including two atrium-linked towers. The project is approximately 305,000 SF with a 24-floor north tower and a 20-floor south tower, as well as an underground public parkade. The building is designed to last at least 100 years. Project will incorporate green building and high performance design strategies including rainwater harvesting for irrigation, high-performance glazing, high efficiency HVAC systems, and environmentally preferable materials. Project is seeking LEED Silver certification though Canada's Green Building Council.

Clark County Public Service Center
Clark County Public Service Center is a six-story building that accommodates office space and support services for county staff and transaction spaces for the general public. The building consolidates office space for approximately 500 county employees in various departments as well as council hearing rooms for Clark County Washington.

Clean Water Services Headquarters
The new 41,000 square foot Clean Water Services headquarter building serves as a manifestation of the company's mission to protect the environment and a model for public education about sustainability.  The project is located adjacent to the Jackson Bottom Wetlands Preserve in Hillsboro, OR, on a former dumpsite. The design of the new building draws inspiration from the existing on-site water treatment lab; it features wood framing with exposed, glue-laminated wood beams and columns, and exposed tongue-and-groove wood decking for the roof and floor.  The project achieved a LEED-NC Gold rating in 2005.

Dowling Office
The Dowling Company office is the first LEED certified project on Maui. This project represents the Dowling Company's committment to environmentally responsible design and construction. The project earned exemplary performance credits for its' water-use reduction strategies, green power, and green housekeeping policy.

Jean Vollum Natural Capital Center
The 79,000 square-foot building is a mix of office, retail and restaurant space. The historic renovation cost was $12.4 million. Extensive green building measures attracted a wide mix of ecologically-minded businesses and organizations as tenants. The first LEED Gold-rated historic building in the nation, this 1895 warehouse was situated in a revitalizing urban district. Ecotrust engaged Green Building Services to assist with building performance measures and the LEED certification process.

Kennedy Associates Real Estate Counsel, LP
Kennedy, a leader in Responsible Property Investing (RPI) considers environmental and social ramifications, as well as fiduciary responsibilities, in managing real estate investments. The LEED-EB OM Volume Certification effort is a key component of the RPI initiative. Kennedy and GBS worked together to develop a quality control plan and the tools necessary to assist their Asset Management Team in certifying their office portfolio using USGBC’s Volume Certification process. Sustainable features in the properties include: high performance glazing, and lighting, low-flow fixtures, photovoltaics, vegetative roofs, native landscaping and operable windows.

Liberty Centre
Liberty Centre is a 17-story office building, housing a variety of tenants. Located in the heart of Portland’s Lloyd District, the building site is easily accessible by public transit, including a light rail stop just outside its doors. By providing educational information to tenants regarding the environmental features of the building, such as the inclusion of recycling containers throughout the space, Liberty Centre aims to encourage its’ tenants to make sustainable business choices.  The Liberty Centre was recognized for its superior energy efficiency, receiving top awards in the 2007 BOMA Portland Office Energy Showdown, and was recently awarded LEED Silver certification from the US Green Building Council.

Lynn Financial Center
Lynn Financial Center will offer 123,882 square feet of Class “A” office space in two innovative three-story structures. The buildings are free of interior columns and designed to support open office architecture with extensive use of natural light and materials. The buildings are the city’s first commercial office project to be pre-certified LEED Gold by the U.S. Green Building Council (USGBC). Emphasis was placed on incorporating environmentally sustainable construction procedures, design elements and materials.  State-of-the-art energy-efficient mechanical systems and lighting technology were integrated into the design of the building.

Royal Caribbean: Direct West Call Center
Located in Springfield, OR, this 159,000 square foot building houses over 1000 employees. The unique barrel vault design allows ample daylight deep into the large open office areas through a continuous skylight running the length of the vault and glazing at both ends. The building has an energy efficient underfloor air distribution system that allows occupants to control air flow at their work areas and provide superior indoor air quality. Much of the 24 acre site was undisturbed or replanted with native and adaptive vegetation and an existing Hazelnut tree grove has been preserved.  This project was awarded LEED-NC Gold certification in March 2006.

San Francisco Federal Office Building
This groundbreaking new 18-story, 607,000 SF federal office building in San Francisco incorporates many advanced green building strategies including natural ventilation, underfloor air distribution, and exterior shading to provide occupants with optimal comfort and control. The building was designed using advanced modeling tools such as computational fluid dynamics and bulk airflow analysis, providing the design team with detailed information used in the design of the building envelope and structure. The building cafeteria and childcare facility occupies a separate low-rise structure at the corner of the site with a 35,000 square foot plaza along 7th and Mission.

Standard Plaza
Located in Portland’s business district, the 217,000 sq ft, Class A home office building was originally built in 1963 and is the first existing building in Oregon to achieve certification under the new LEED® for Existing Buildings: Operations and Maintenance Program.  The project team implemented a number of green design features and operational best practices that positively impact the property itself and the broader community. Strategies include: Plumbing retrofits with an estimated savings of 2.5 million gallons of potable water annually, secure parking for 75 bikes, green cleaning and recycling programs to improve indoor environmental quality and divert waste from the landfills, and the implementation of  a new “Green Lease” that asks tenants to partner with The Standard towards the building’s green efforts. 

 

United Fund Advisors Persuing LEED-CI Platinum

United Fund Advisors
The United Fund Advisors Commercial Interiors project is located in the historic White Stag building in Portland, Oregon (LEED-NC Gold project). The project required a heavy focus on the use of recycled materials, and was looking to reduce water usage and improve the space’s natural ventilation. GBS encouraged the use of a number of innovative approaches to accomplish these goals including an integrated rainwater collection system.

Vernier Office Building
The Vernier Software & Technology building is an owner occupied, stand-alone 30,000 square foot single-story commercial office and manufacturing facility.  Originally built in 1960 and purchased in February 2000, the building has been transformed into a more sustainable and healthy work environment.   Vernier Software & Technology has made a commitment to become a leader in energy conservation and environmental consciousness.  In addition, sustainable policies have been implemented that include: reduced vehicle use, enhanced recycling, paper purchases, cleaning supply purchases, integrated pest management and lamp purchases.

Viridian Place
The new 15,000 square-foot building has two stories of office space over a ground-floor retail showroom for the Neil Kelly Company. From its inception, the building was envisioned as a showcase for energy conservation and resource efficiency. Green Building Services joined an innovative team to make Viridian Place the first LEED certified project in the Pacific Northwest.
